Ground Lease/Build-To-Suit Opportunities Available

STAFFORD, Virginia – (September 20, 2007) – Mid-Atlantic Commercial Properties, LLC (“Mid-Atlantic”), an established retail developer of national credit tenant properties, is pleased to announce the successful acquisition of 8.844 acres at the intersection of Garrisonville Road & Shelton Shop Road in Stafford County, Virginia. Johnson Realty Advisors, Inc. represented the sellers: Willard McWhirt, Lisa Tyson, and Tracy Ballentine.

Mid-Atlantic rezoned the property from agricultural to commercial use and secured a special use permit for drive-thru and gas station uses. CVS pharmacy, through Rebkee Inc., will develop a 13,000sq.ft. drugstore in conjunction with this project.

Mid-Atlantic is actively soliciting ground lease opportunities for potential bank, restaurant, and gas/convenience store tenants. These sites will front Garrisonville Road with excellent access. In addition, there are future plans for a multi-building office development at the rear of the property.

Stafford County is noted as the second fastest growing county in the Commonwealth of Virginia.
